How Long Garage Floor Coatings Last

The year-five picture
A floor that was ground, tested and coated with a quality system usually looks lived-in rather than failed at five years: light scratching, a little gloss loss in the lanes. Failures tend to show up early, in the first year or two, as peeling over damp areas, tire-shaped lifts on thin coatings (All Garage Floors), or yellowing where sun hits standard epoxy (Flexmar).
Upkeep that actually matters
- Sweep or dust-mop grit; it’s what dulls the finish.
- Wipe oil, brake fluid and solvents promptly.
- Use a pH-neutral cleaner; skip harsh acids.
- Put a mat under parked equipment with sharp feet.
- Ask about a fresh topcoat before wear reaches the color coat.
Reading a warranty
- What is covered: delamination, peeling, yellowing, hot-tire marks?
- What is excluded: moisture, cracks that move, “normal wear”?
- Who backs it: the installer, a brand or a manufacturer?
- Is it transferable if you sell the house?
- What voids it: cleaners, chemicals, missed maintenance?

Durability questions
What does an epoxy floor look like after 5 years?
On a properly prepared slab: fine scratches and some gloss loss in the tire lanes, otherwise intact. Peeling, bubbling or tire-shaped lifts by year five point to moisture, poor grinding or a thin product.
Is an epoxy garage floor worth it?

Can a dull coating be recoated?
Often. A worn but well-bonded floor can sometimes be lightly abraded and given a fresh topcoat. Ask the original installer, since products need to be compatible.
