Garage Floor Prep, Crack Repair & Moisture Testing

Most garage coating failures start below the coating. A lasting floor needs a diamond-ground surface, repaired cracks and joints, and a moisture test that shows the slab won’t push water up into the new film.

Diamond grinding vs acid etching

Coatings bond mechanically. The top of a garage slab is a weak, smooth skin that often carries sealer, tire residue and oil, and a coating laid over it peels with it. Grinding removes that skin; etching only reacts with it.

Cracks, spalls, joints and oil

  • Cracks: chased with a grinder, filled with a repair material and ground flush so they don’t telegraph through.
  • Spalls and pits: loose concrete removed, patched and leveled.
  • Control joints: some installers fill them for a seamless look; others honor them so the slab can move. Ask which, and why.
  • Oil stains: degreased and ground out; deeply soaked spots may need extra cleaning or a patch.
  • Stem walls: the short concrete curbs at the perimeter can be ground and coated as part of the job.

Moisture testing

A taped plastic sheet left for 24 hours is a quick screen some product makers suggest (Rust-Oleum); condensation under it is a red flag. It isn’t a substitute for a real test on a slab you’re spending thousands to coat. When readings run high, some manufacturers offer moisture-tolerant primers; the installer should name the product and its rated limit on the quote.

Removing a failed coating

Peeling paint or old epoxy comes off by grinding, sometimes with a more aggressive tooling pass. Expect it to add time and cost; the cost guide lists it among the main price drivers.

When to resurface first

If most of the floor is scaled, spalled or uneven, a cementitious resurfacer can create a new wearing surface at about $3–$7+ per sq ft (HomeGuide), then the coating goes on top. Slabs that are heaving or broken apart need a concrete contractor before any of this.

FAQStraight answers

Prep and repair questions

Can you epoxy over cracked concrete?

Yes, once the cracks are repaired. Hairline and shrinkage cracks are routed or ground, filled with a repair material and ground flush. Cracks that keep moving or open wider over time can reflect through any coating, so ask the installer how they’ll treat yours and what the warranty says about them.

Do I have to remove old epoxy or paint?

If it’s peeling, yes: a new coating is only as strong as what it’s stuck to. Sound, well-bonded coatings can sometimes be ground and recoated, but most installers grind failed coatings off to bare concrete.

How do I know if my slab has a moisture problem?

Dark damp patches, white powdery deposits or a previous coating that blistered are warning signs. A plastic-sheet test, taping a 2′ × 2′ sheet down for 24 hours, is a rough screen some product makers suggest (Rust-Oleum). The quantitative method is an in-slab relative humidity test under ASTM F2170 (ASTM F2170).

Is acid etching enough prep?

For most professional systems, no. Etching doesn’t remove sealers, paint or oil-soaked concrete and leaves an uneven profile. Diamond grinding is the standard for coatings that are expected to last.

Describe the cracks, stains or old coating. A local installer can test the moisture and tell you what prep it needs.
